New Build Home Snagging Limited offers new build property snagging inspections. Our client’s satisfaction regarding our snagging survey services is paramount to us. We use our best abilities to help ensure we pick up every defect in your house. This, however, may not always be possible. This may be due to; accessibility/visibility in or out of your house, human error, or any similar reason. New Build Home Snagging Limited takes no responsibility for any defect/issues missed or miss represented.
Access to the full property internal and external should be granted for the entirety of the inspection. Our inspectors will not leave or wait at the property if you must leave unless this is clearly pre-arranged and mentioned in your confirmation email.
If multiple persons are completing works on the property during the time of the inspection, it is not reasonable to expect the inspector to wait for any works to be completed. It is recommended that the inspector has sole access to the entirety of the property during the inspection
If any areas of the property are deemed unable to be inspected by the inspector, then they reserve the right to not inspect this portion of the property. The customer will not receive any refunds of discounts of any sorts if this is the case.
Thermal Scan works only when the weather is very cold. If the weather at the time of inspection is not cold enough to carry out thermal scan then we will check physically that your external windows and doors seals are intact and airtight.
In order to carry out a full thermal scan, it is important that the heating is turned up, at least two hours prior to our arrival. The inside temperature should be at least 10 degrees warmer inside the property to outside. Failure in doing this may result in the thermal scan of the heating system and walls etc, not being possible or inaccurate.
Our service can vary in time drastically depending on several factors such as house Size, quality, age etc. Under no circumstances does the number of snagging items picked up, nor the time taken to pick them up affect the price paid. Our service is to inspect (snag) your house to the best of our ability. Although we give a guideline to the time taken and the number of snags on average we pick up, if the service takes less time or the number of snags is less than anticipated we will not be held responsible and shall not issue any sort of refund relating to this matter.
We do not test appliances, intruder alarm systems, CCTV, telephone/internet services or television connections.
Receipt of our email confirmation to your provided email address is an agreement of the location, date, time, and price. Any changes must be given via email latest 48 hours before the inspection takes place.
If the inspector is unable to gain access to the property on the day of the inspection, then no refund will be allowed.
Cancellations within 24 hours of inspection booked time are non-refundable.
Refunds. New Build Home Snagging Limited will refund any previous paid fees, should your circumstances change. As long as the cancellation is within the stated time frame. All refunds will be subject to a small administration charge (2.5%) and any bank charges that New Build Home Snagging Limited has occurred. These refunds are usually processed within five working days of the notice to cancel.
No refund will be given if upon arrival our surveyor finds out, that the property is unfinished and due to that he cannot carry out the inspection.
We strongly advise you that in order to prevent this, make sure your property is fully finished, cleaned and in a ‘ready to move in’ state on the inspection day.
New Build Home Snagging Limited reserve the right to cancel your inspection and issue a full refund of deposit and any other payments at any time.
Payment- The full amount due must be received no less than 48 hours prior to the booked inspection date. Failure in payment not being received may result in re scheduling the survey. Payment to be made by bank transfer or by card via our online billing system, which the link will be emailed to you.
The pricing of the service is based on the number of bedrooms and property type.
Snagging report. The full snagging report will be emailed to you within 48 hours of the survey being completed.
